Why invest in these types of properties?

The goal of Beneficial Brokers, LLC is to be a facilitator
of the deal by bringing in a seller and buyer.  As a
facilitator, a distressed property is purchased from the
seller, marketed to locate an end buyer, and then sold
using a simultaneous close (one type of exit strategy).

Therefore, it is CRUCIAL for Beneficial Brokers, LLC
to find properties that other investors (end buyers) would
want to purchase.  

For example, an office building in the middle of an empty
office park is NOT going to be appealing to an end buyer. 
On the other hand, an apartment that can be purchased that
is "under-performing" at 70% vacancy is much more
attractive for a couple of reasons.

First, the apartment is a property that caters to the needs
of society so the demand will always be HIGH.  Second,
a huge opportunity exists to increase the N.O.I. (net opera-
ting income) and convert the apartment into an immediate
cash flowing investment.
