The following 7 test-driven steps will provide a

Prepare your home for a public showing.  Talk to a contract
buyer, such as Beneficial Brokers, L.L.C., about the terms of
your contract.  This will ensure the best possible pay price for
your note / contract.

Contact a good real estate attorney who effectively can set up
the sale agreement, document preparation, and closing.  Dis-
closure laws should be discussed.  YOU, as a home seller, may
be required to provide disclosure statements to the home buyer.

Start to advertise and promote your home.  A small advertise-
ment with the words "
OWNER WILL FINANCE" will do wonders
for attracting a higher number of responses.

Choose the best qualified buyer who is financially prepared
to make a deposit (earnest money) toward the purchase of your
home.

Contact the contract buyer.  The note buying process will now
